Why Salt Air Destroys Coastal Roofs (and How to Fight Back)

Within a mile of the Pacific, standard galvanized flashings rust in under a decade. Here's what actually holds up in Newport, Huntington, and the OC coast.

Every roof on the coast of Orange County lives in a slow chemical bath. The same onshore breeze that makes Huntington Beach pleasant in August deposits microscopic salt crystals on every shingle, tile, and metal flashing — every single day. The damage is cumulative, and it follows a predictable pattern.

Where the corrosion hits first

Flashings rust before shingles fail. Standard galvanized step flashing, ridge vents, and drip edge that would last 25 years inland start weeping rust within 6–8 years on the Peninsula, Balboa Island, and Sunset Beach. The rust bleeds down tile faces and shingle courses, then the steel itself thins enough to leak.

Fasteners are second. Galvanized nails behind tile rust, swell, and crack the tile from the inside. By the time you see hairline cracks on the face, you've already lost the seal.

What we spec within 1.5 miles of the coast

Stainless steel or copper for every flashing — valley metal, step flashing, counter-flashing, drip edge, pipe boots. Stainless ring-shank nails for tile and shingle. Heavy modified-bitumen or self-adhered underlayment so that when wind-driven rain does push past a shingle, it stops at the deck.

The trade-off you're making

Coastal-grade upgrades typically add 8–15% to a re-roof. They also double the realistic service life of every flashing on your home. On a Huntington Harbour or Corona del Mar property, that math isn't close — it's the only honest spec.
